DESCRIPTION – General Manager
Exp: 10-15 years (Real Estate Industry)
Male Candidate Only.
·
Create a detailed work plan which identifies and sequences the
activities needed to successfully complete the project.
·
Determine the resources (time, money, equipment, manpower etc)
required to complete the project.
·
Develop a schedule for project completion that effectively
allocates the resources to the activities.
·
Review the project schedule with senior management and all other
staff that will be affected by the project activities; revise the schedule as
required.
·
Review the quality (QA/QC) of the work completed with the project
team on a regular basis to ensure that it meets the project standards.
·
Monitor and approve all budgeted project expenditures, monitor
cash flow projections and report actual cash flow and variance to senior
management on a regular basis.
·
Ensure all the necessary statutory compliance at all Locations
·
To assess the staff capability and performance. To manage the
budget and delivery of the site/section.
·
To provide accurate and timely reporting of progress against the
project plan.
·
To promote adoption of innovative ideas from within the business
and from the workforce.
·
To plan the program of day to day resource requirement and
communicate these to the construction team.
·
To interface with other site managers to share
best practice and ensure effective resource utilization.
·
To monitor external changes to work plans and report the effect of
change.
·
To attend site meetings and review progress in safety, quality,
technical and productivity.
·
To ensure effective implementation project management systems and
procedures.
·
To maximize utilization of all resources.
·
Monitor the maintaining of files and filling
documents. Keeping all the records of the company and directing the documents
to respective departments
·
Monitor the correspondence, business letters
& offer letters , client response letters, agreements, affadavits,
undertakings etc
·
Manage customer meetings and monitor Customer complaints
, queries , issues on Product and Services and resolution of the same
·
Coordinating with various departments to determine level
of completion of task.
·
Monitor selection , deployment of vendors for facilities,
Services, Safety etc and check on AMCs, Guarantees, Warranty's, Consents,
Licenses
·
Monitor and Co-ordinate the management & Maintenance
of the Head Office and sites
·
Activities related to Form Society and handover of
Management to the Society
·
Co-ordinate with Legal Team on Litigation and Non
litigation cases. Co-ordinate with Legal Consultants
·
Close Issues pertaining to past projects/recently handed
over Society/Condos
·
Liaison with Municipal Corporations / Government Bodies
along with help of Liaisoning team
·
Monitor the day-to-day administrative tasks. Keeping
notes and minutes of important meetings and events.
·
Undertaking personal tasks where appropriate.
·
Develop operating income/expense budgets and capital budgets which
reflect the owner's objectives for operating the property, cash flow
requirements and leasing strategy.
